A mid-sized electrical contractor had real estate -- and business growth -- questions. Can I afford to buy and should I? The client didn't know if he could find a property that fit his operational needs and fit within his business budget. He needed a transition into a similarly sized building with a small equipment yard that kept him close to town.

Review of business plan and operations

After a careful diagnosis of the clients cash flow and operational needs, Three West presented several site options based on the client's budget, ideal geography, site needs, and more. One possible site in particular emerged as an ideal location, but on-site environmental issues stood in the way of a clean purchase. Three West was able to work with the seller and Environmental Engineering company to remedy the site as a contingency to closing and reduce the purchase price.

The Result

Bigger Building, Similar Payment

When the transaction closed, the client had a new, larger building ideal for expansion, a location closer to its customers, and an equity investment with a payment virtually the same as before.
